Do you provide free estimates?
Yes and No. Initially, we ask for a deposit. The two options we have are either the NOSTCO PLAN or a $75 site visit and consultation fee. In both cases, the deposit is refunded back towards the project for 100% of the total minus any hard costs. Hard costs are things such as building permit fees, application fees, and any other fees that we pay on your behalf to a 3rd party in the process of completing your project. Any deposits you make are refunded and credited back towards the project upon signing a contract to perform the actual work (The construction contract).
What is the cost of the Nostco Plan?
The NOSTCO PLAN fee varies from project to project. The deposit should be sufficient to cover all costs associated with the design, budgeting, preparation and processing of any required permits for the project. We will inform you of the amount of the deposit fee after the initial consultation and assessment of the project. Bear in mind that this deposit is refunded back towards the project, which is unprecedented in the industry.
What if I decide not to contract with you?
If at any point along the pre-construction phase where you have made a deposit into the NOSTCO PLAN and decide to not proceed to contracting with our company, we will provide you with all of the design, budget, scope of work, permits and any other materials collected up to that point and refund the deposit minus our hourly fee and hard costs incurred up to that point. These details are fully covered in our initial retainer.
How often can I make changes to my project?
As often as you like.
What happens if the project finished below the anticipated budget?
We will fully refund the difference back to you.
What happens if the project exceeds the allocated time line?
In over 5 years, our firm has never exceeded the allocated time line for completion. In the event that this does happen, we will not charge you for the work that occurs above and beyond that timeline up to substantial completion (97% completion as per industry standard).
What happens if the project exceeds the budget?
Once again, this has not happened in over 5 years. We offer GPM (Guaranteed Price Maximum) contracts for clients that are concerned with this.
What happens if I'm not 100% satisfied with your service?
We do not consider any project complete until we have completely fulfilled our duties under the comprehensive contract. At the end of each project, we perform a final inspection of the work along with you. Any deficiencies will be handled and taken care of immediately.
Do you offer a warranty?
We offer a full 2 year warranty on all Nostco Construction labour on all contracts.
Are you licensed?
We are licensed building renovators by the City of Toronto and licensed designers by the Ministry of Housing and Municipal Affairs.
Do you carry insurance?
We carry $5,000,000 general liability insurance on all projects and all work is in compliance with WSIB.
